01Shortlist by your weekly routine
Write your nonnegotiables before comparing listings. Consider stairs or lifts, air conditioning or heating, a quiet workspace, natural light, mobility needs, school journeys, groceries, healthcare and transport. A scenic address still needs to work when you are tired, carrying bags or joining an early meeting.
Compare two or three neighborhoods using the same criteria. If practical, visit at different times and test the routes you will use. Ask a resident about construction noise, seasonal closures and transport during the dates you intend to stay. Treat personal experiences as clues to investigate, not as a guarantee for another building or street.
02Verify the property and person taking payment

Establish who owns the property or has authority to rent it, what business you are paying and which contract describes the arrangement. Pause if a person pressures you to send money before you have verified those details.
Get the total price, deposit, payment schedule, cancellation terms, renewal conditions, notice period and utilities in writing. Ask whether a receipt, address registration or a lease in your name is available if your chosen residence route requires it. Check local rules before assuming a holiday listing qualifies as residence evidence.
03Inspect the working setup
Request a video call from the desk using the actual connection. Test upload quality and call stability as well as speed. Confirm access to the router, who pays for service and what happens during an outage. Ask about a second connection and nearby working space. For two workers, consider sound separation.
At move in, record condition with dated photographs and a written inventory. Test locks, water, appliances and smoke detection. Keep the signed inventory, landlord details, meter readings and deposit receipt together. Record a clear procedure for repairs instead of relying on a promise in a chat.
